Tips in Buying or Selling a Home
When the time comes to sell, many homeowners immediately think: “I need to remodel first.” Kitchens, bathrooms, flooring, paint — the list (and the expense) can add up fast. While updates can certainly make a home more appealing, the truth is, remodeling isn’t always the smartest strategy. In fact, in some cases, leaving your property exactly as it is can attract more buyers and deliver the best results.
Even a “simple” update can spiral into a major project, both in cost and timeline. Replacing flooring or repainting might be straightforward, but bigger renovations, like kitchens and baths, can take months and tens of thousands of dollars. If your goal is to sell quickly, pouring money into projects you won’t enjoy as a homeowner may not make financial sense.
What looks like an outdated home to you may look like a blank canvas to a buyer. Many investors, builders, and even some homeowners are actively searching for “as-is” properties they can customize, rebuild, or redevelop. By skipping updates, you allow buyers to bring their own vision, whether that’s a simple refresh or a complete transformation.
Take one of my recent listings at 10945 Estepa Drive in Oakland. It was a fixer in every sense of the word, yet it attracted 13 offers. Why? Because buyers saw the potential to make it their own. No updates were needed from the seller, and the market spoke for itself.
Even homes in the worst shape often show best when they’re left alone. Why? Because updates can sometimes raise questions for buyers:
Were the remodels done well?
Did the sellers cut corners?
Will I end up redoing this anyway?
For an investor or buyer with a specific vision, an untouched property is actually easier to work with. They can start fresh without worrying about tearing out finishes they don’t want.
A great example is an off-market Campbell home I recently sold. Instead of spending money to update, the seller chose to list it as-is. The result? Three offers, an over-asking sales price, and a 60-day rent-back, giving my client both top dollar and the flexibility to plan his next move stress-free.
Selling as-is also eliminates the stress of project-managing contractors, chasing timelines, and living through renovations. Instead, you can focus on preparing your move and letting the market work in your favor.
If your property needs extensive repairs or updates
If you’re on a tight timeline to sell
If you don’t want to take on the financial risk of remodeling
If you’re in a location where land value is high and redevelopment is common
In fact, I recently sold a quarter-acre Campbell property off-market that will soon be scraped and redeveloped into seven brand-new, three-story townhomes. In this case, no amount of remodeling would have changed the buyer’s plans. The true value was in the land itself.
Remodeling before selling isn’t always necessary, and in some cases, it can even work against you. By selling your home as-is, you may attract the very buyers who see the most potential in your property, whether it’s an investor, a builder, or a homeowner with a vision. Sometimes, leaving your home untouched is the smartest move you can make.
