Median Sale Price: $1.96M — up 3% from September 2024
Active Listings: 1,137 — up 5% year over year
Closed Sales: 700 — up 10% from last September
Average Days to Sell: 25 — 14% faster than a year ago
Inventory has ticked up slightly, giving buyers a bit more to choose from, while sellers continue to benefit from strong pricing and quick sales for homes that show well. With the average home selling in just under four weeks, demand remains solid, especially for properties in sought-after neighborhoods with great schools, walkability, and updated finishes.
Buyers are adjusting to higher rates by being more selective, but when the right home appears, they’re ready to move. For sellers, that means presentation and pricing are key, think of it like setting the stage for a warm fall welcome.
As we move deeper into fall, the market tends to take on a cozier rhythm, fewer new listings, but plenty of motivated buyers hoping to settle in before the holidays. Santa Clara County continues to stand out as one of the Bay Area’s most resilient markets, with a strong foundation of demand, limited supply, and lifestyle appeal that keeps people rooted here year-round.
