Cupertino's Crossroads Corner Is Filling Back In With Bigger Bets Than It Lost

Between late August and November, the Cupertino stretch of Stevens Creek Boulevard near De Anza Boulevard picks up a Japanese supermarket, a bank's regional office, a 19,200-square-foot bookstore and a bakery-café. Some of these spaces had been empty for years. The tenants moving in aren't like-for-like replacements. Several are companies using Cupertino as their first stop in a new region, and that changes what this corner will be used for.

What sat empty, and for how long

The City of Cupertino's September 30, 2026 City Manager newsletter is unusually exact about how long these spaces went unused. The table pairs those vacancy dates with what's moving in.

The Vitamin Shoppe space, 3,280 square feet, stayed empty for about seven years before Preferred Bank opened there. The old Sprouts was empty for roughly three years. All four spaces now have tenants either open or committed, and three of the four signed for spaces at least as large as what they replaced.

Why Hashi Market chose this corner

Hashi Market is a New York-based Japanese grocer. The Mercury News describes it as part supermarket and part department store, and the Cupertino store is its first location on the West Coast. The chain has six stores in New York City. It's exploring sites in Milpitas, San Mateo and Union City, plus Colorado and Massachusetts, and expects about 10 new stores between now and mid-2027.

That makes Cupertino the test case for the expansion. Operations Director Justin Li told the Bay Area News Group that "customers here are knowledgeable, curious and increasingly interested in high-quality products with a clear sense of origin." He added that the store's seafood comes directly from Japan and its beef comes directly from Hokkaido.

The store will have a sushi counter, matcha drinks and snacks, and fresh produce. The "mini department store" side adds skincare products and kitchen appliances. The October 9 grand opening starts at 10 a.m. with a ribbon-cutting, a tuna-cutting demonstration and tasting, vendor demos, prizes and opening-weekend deals. Details are on hashimarket.com.

Sprouts was a familiar grocery format. Hashi is a company whose regional plans start at this address.

The bookstore next door has a month, not a day

Barnes & Noble is the second anchor on the corner. Its own store locator lists the location as "Cupertino Crossroads" at 20740 Stevens Creek Blvd. with the status "Opening November 2026." The date has shifted before. In April, KRON reported a company projection of "late October," and in August The Mercury News still said "in the fall." Until the company names a day, November is the best available answer.

The store fits the same pattern as Hashi. San José Spotlight reported in April that the 19,200-square-foot store is part of a nationwide push to open 60 stores in 2026, with books, toys and more in a modern layout. The building it's moving into had been occupied by Party City, which went bankrupt.

Specialty's Café & Bakery is a few hundred address numbers away at 20488 Stevens Creek, in the former Le Boulanger space. The city says tenant-improvement plans have been submitted for about 6,550 square feet. No opening date has been announced.

Restaurant Week lands on the same boulevard the same week

Hashi's opening falls in the middle of Cupertino's second annual Restaurant Week, which runs October 5 through 11. Most of the participating restaurants are on Stevens Creek Boulevard, including Chicha San Chen at 20688, between the future Hashi and Barnes & Noble addresses. Deals from the city's official listing:

  • Gyu-Kaku Japanese BBQ, 19620 Stevens Creek Blvd., Ste. 150. 15% off when you mention Cupertino Restaurant Week.
  • Chicha San Chen, 20688 Stevens Creek Blvd. A $13.99 League of Legends drink set with a Honey Cassia Black Tea Latte, an exclusive hang tag and a mystery pack.
  • Thai Bangkok Cuisine, 21670 Stevens Creek Blvd. 20% off when you mention Cupertino Restaurant Week.

Elsewhere in town

  • BonBon Matcha, 19900 Vallco Pkwy., Ste. 170. A $15 combo of a Strawberry Cloud Matcha Latte and a Matcha Strawberry Basque.
  • Ox 9 Lanzhou Handpulled Noodles, 10745 S. De Anza Blvd. Spend $50 or more before tax and tip and get $5 off your next visit.
  • Duan Chun Zhen Noodle House, 10118 Bandley Dr., Ste. H. Dine-in entrée buyers can add one pork chop at 50% off per entrée.
  • Oakmont Sandwiches & Coffee, 19998 Homestead Rd., Ste. C. Buy one item and get the second at 50% off.
  • The Garden Grille & Bar at Hilton Garden Inn, 10741 N. Wolfe Rd. 50% off food for guests who aren't staying at the hotel.

The full list is on the city's Restaurant Week deals page. If you go during Hashi's opening weekend, Chicha San Chen's drink set is the deal closest to the new market's front door.

Jingege & YaoYao isn't on the Restaurant Week list. The Chinese restaurant opened in late August in a 4,370-square-foot space at Marketplace, 19628 Stevens Creek Blvd., and is open daily from 11 a.m. to 9:30 p.m. It's one more new tenant on the same road.

The rest of October stays on Stevens Creek too

Most of the month's big public events are also on or near the boulevard. Memorial Park, at 21121 Stevens Creek Blvd., is the busiest fall gathering spot after the Crossroads corner. Here are the dates, in order:

  1. Saturday, October 3. The De Anza College flea market runs 8 a.m. to 2 p.m., rain or shine, in Parking Lots A and B. It returns November 7. The same day, Na Leo Mokupuni in Cupertino brings live hula, ukulele and island music to Community Hall, 10350 Torre Ave., from 10 a.m. to 4 p.m. Admission is $5.
  2. Friday, October 9. Hashi Market's grand opening at 20558 Stevens Creek Blvd., 10 a.m.
  3. Saturday, October 10. Pooch Plunge at Blackberry Farm. It's already sold out.
  4. Saturday, October 17. The Diwali Festival at Memorial Park, 11 a.m. to 6 p.m.
  5. Thursday, October 22. The Hidden Treasures sale at the Cupertino Senior Center, 9 a.m. to 2 p.m., with antiques, art, housewares and jewelry.
  6. Saturday, October 24. Monster Mash at Quinlan Community Center, 10185 N. Stelling Road, 5 to 8 p.m., for kids ages 2 to 12 and their families.

Two weekly markets run all year. The De Anza College Farmers' Market is open Sundays from 9 a.m. to 1 p.m. at 21250 Stevens Creek Blvd. The Creekside Farmers' Market is open Fridays from 8 a.m. to noon at 10455 Miller Ave. The Sunday market is on the same boulevard as Hashi, so you can visit both in one trip once the new store opens.

Still on the way

Barnes & Noble's November opening and Specialty's eventual opening aren't the only pending projects. In June, the city reported submitted tenant-improvement plans for Chubby Cattle at 19349 Stevens Creek Blvd., at Main Street Cupertino, and for Hokkaido Bakery at 10271 Torre Ave., at Cupertino Town Center. Neither has a public opening date. Treat both as coming, not close.

Once these open, the stretch from Main Street Cupertino east to Crossroads will have a bookstore, a Japanese specialty grocer and a regional bank office in spaces that recently sat dark.
